
Happy 4th of July
If you haven't been to see the RENOURISHMENT at the
north end of Isle of Palms it is magnificent! Don't
complain if you have to walk about 250' to get your feet
wet!
Not only was it finished in half the time allowed but
apparently under budget...the crews and equipment are
gone and on their way to Fernandina Beach. Incredibly
the turtle nesting seems to be having a banner year.
Guess what? There are very few nests that need to
be relocated to higher ground...
The Wild Dunes Community and the City
should be commended for the successful restoration of
the beach. More importantly, the Isle of Palms is
considered a stationary beach with cycles of
erosion & accretion as the offshore shoal
reattaches...left alone for thousands of years it
remains today......the renourished beach should survive
a long time.

USA Today----City's charm helps steady
home sales in Charleston, S.C.

Since January 1st 2008 combined sales for Wild
Dunes, Isle of Palms & Sullivan's Island are
137...( *86* of the sales are from 2 years ago with
the recent closing for the Village at Wild
Dunes)...so the amount of activity for the year
is a grand total of 51 closings for '08
It was inevitable that our market would level
off from the peak of 2005, the mortgage meltdown
was a surprise, Fed hiking of interest rates
effectively brought the economy to a screeching
halt-subsequently they have been driving in
reverse for over year as they reduced
rates
back to 2%..just had to keep hitting the switch
without waiting for the market
reaction to each rate adjustment...and then the oil
speculators...?.... Even so.... the obstacle
that has had more negative impact on property
sales was the beach erosion at Wild Dunes....
2nd home/condo sales account for
more than 70% of our Island resale market ..The uncertainty
of a high tide beach & sandbags ( not
the economy ) for more than 18 months was
the primary reason not one ocean view/oceanfront condo sold
in Wild Dunes until March 08... when a permit
resolution & funding was reached to mine
offshore sand and replenish the beach.
...Get ready for a lot more sales action as we
move forward into the Fall & Spring of '09
